The thing about condos is the HOA will go up and your mortgage stays the same so you will end up losing by the end of the mortgage. 

I would say for a B class area it is going to be around 300k-400k for a duplex in good condition. 400k and up for A class @emily @Emily Shin

Condos are less expensive to buy, but you have condo fees and special assessments and condo rules.

Now let's say one or both people making the purchase owned a condo previously where they roll over the proceeds/equity into the new purchase and put 40% down.
