(One simple metric: if you can still buy circuit breakers, from the original manufacturer, at Home Depot, Lowe's, etc, then you probably have a decent-quality panel.)If the panel is made by GE, Square D, or Cutler-Hammer, you probably don't need to replace it just because it's old.

I tried a couple in the KC area, but the things they were providing were absolute ghetto properties in the worst areas of town...sure it was 15K for the property, but I would be in a D or F neighborhood with a methlab out of the place.If you have any you could recommend in the Front Range area, I would very much appreciate it.

I leave in Rochester NY and i've looked at trying to get a quad  but i've run into some concerns which i would like to get your insights on.1) Location: Most quads are in areas that are considered D or E 2) States of these quads are mostly in a bad state, so how much are you willing to put in financially to get them livable.3) Tenants: How do you screen or determine a potential tenant tenants.

I don't really recommend doing it yourself if you've never done it before, but you're in Lexington, so you should be able to go sit down with an attorney and they can file the docs very quickly since all of the DOR and SOS stuff is in Columbia.
