It looks like one room is the dining room and the other may be a bedroom.If one of those rooms is a bedroom, you very likely have a roof leak.

Is it one investor per deal, then they would act as a private lender and that typically includes a note, deed of trust, loan agreement, personal guarantee, assignment of rents and a few other docs.

The deed, loan docs, registration all included my name, husbands name, and LLC. 

If it's mostly fully occupied you can get a full-doc commercial loan as long as it debt covers.

Keep in mind that you'll need to qualify full doc (DTI, employment history and income will all come into play) and the property typically needs to be titled to yur personal name, not an entity. 

I'm worried about water leaks I don't see that cost me $300 this quarter.

Generally there is consensus that DSCR Lenders can only offer a 1% prepayment penalty for up to 3 years in MI, but some lenders have recently reportedly been flaunting this rule - I would just tread carefully here in this area, generally not advisable to get potentially tangled up in a flawed legal doc with a non-sophisticated or fly by night lender
