The vast majority of lawsuits against Landlords are for wrongful eviction, security deposit disputes, and Fair Housing Violations.

Basically, have your organizational documents in order, sign contracts and other legal documents with your name AND title (either Manager, Member, or Managing Member) and if a multi member LLC have an LLC resolution drafted and executed for major decisions.

Thorough documentation helps if there are any disputes about damages at the end of the lease.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner and/or spouse live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

For example, if there is some dispute about whether someone has an interest in a property, they can sign over their rights without ever establishing what those rights are if any at all to clear up the issue.

The scope of your property managers responsibilities will vary, and it is crucial to read your property management agreement whenever a dispute arises to familiarize yourself with your rights. 

Both purchase price taxes and expenses could be disputed as higher or lower though I think they are pretty reasonable.

BBB doesn't take complaints down, they keep it up along with the status and resolution.
