Setting up the listing really wasn't that difficult.

In my opinion, dealing directly with the seller for the first deal can be difficult.

Market might be competitive but there is angles to stand out depending on what you are comfortable and able to handle, such as waiving an appraisal contingency, limitng inspection rights and time frames, closing time frames, allowing seller to stay-post closing, taking on difficult tenants, buying properties that might need repairs, etc.

Going direct to client is the holy grail but is more difficult.

It's difficult to see how a tenant will be after screened and signing a lease.

Total time spent throughout the year may be significant, depending on the number of properties and amount of activities, but year end is no more difficult than any other time period they're doing. 

It is harder, more difficult, more risky to wholesale without a license.
