@Jack RengoldEvery deal we have closed was done after many phone calls, usually at least one visit to the property and a bunch of dialogue.

In the end, you have a deal on the table; so, whether you start with a call or not is just opening up the dialogue and due diligence on both sides.You can also reach out to commercial mortgage brokers and they will do the heavy lifting.I did not know what I was doing on my first deal.

If there is a foolproof way to do cash for keys and get them out, then try that instead, but they don't sound like honest or reasonable people that you can have a dialogue with.
