I am looking for a private lender to finance my rehab on an already owned, gutted property in a desirable neighborhood of the city (Upper Lawrenceville): demo complete, structural engineer sign-off, architect-approved design to move the stairs (which is not a small deal in Pittsburgh), and city permit.

Demo cost was $21,000.

Complete due diligence (geotechnical report, environmental testing, asbestos if you have to demo an existing structure)6.

I’m going to demo a few of the collection softwares and see what feels right.Before this purchase, I’ve been renting and I’ve been getting a surcharge to pay for rent online.

We sue for performance as I did have multiple six figure upside given that it was a demo and build three new homes.

With an ARV like that and needing to demo and clear the aftermath, I feel like an investor would have to get it for free lol.

Owners didn't see the value in the lot, because the demo and water liens were so high, that they were fine to just get anything - because they had already given up.
