It might be best to simply go to a local REIA networking event and meet some wholesalers that have been doing this for 15 years and buy a deal from them.

In order to network with wholesalers and lenders the best way to go about it will be to attend the local REIA like The Greater Houston REIA and also joining the local investors facebook groups. 

Be ready for continuous learning and remember that networking is essential in this industry.
