I have a couple of friends who have several rental units in Gettysburg and said the rents are good and he has many professionals who stay for a good amount of time and pay on time.  

This is because there is a tight coupling between market appreciation and rent growth.  

So, I reached out to a local brokerage, and they referred me to an agent with significant experience.This man has built a $30 million portfolio himself, and in just a couple of meetings, he completely shifted my perspective.

A couple thoughts on your question:I tell our STR investors in Colorado that their main goal should be to set up the right way right out of the gate.

I rent to one couple or small family for the full rental period - no less than 2 months and no more than 3 months.

A couple of Roof claims due to storm damage in Tucson, and we had several sub-to deals in Oklahoma when grapefruit size hail decimated a big section of the whole town. 

Just an extra couple of clicks to do.

Right after I closed on that one the insurance company demanded I make a couple thousand dollars of repairs.

There are a couple of car washes in my local area that are for sale that I am interested in but do not know where to start.
