I did the math earlier this year and self-managing is saving me at least $35,000/year. 

It’s just another appraisal to make sure you aren’t “cooking the books”.

I don't know if any of my experience will transfer to your country, but I have noticed over the years that despite the number crunching and research, real estate is ( for me at least ) a people business.

At 60K a house that puts me at a 3.84 million dollar loan. 25% down is 960,000.
