I would say that my problem or "bad" experience isn't really with RTR directly, its more so with their affiliates like the property provider or lender or property manager, etc. and I don't know how much control RTR has with their affiliates. 

There is no rent control on land leases.  

@Isadore Nelson yes, I know someone that recently paid $500k to get a longtime rent controlled tenant out of a Carroll Gardens Brownstone.

:)  We love defaulted note investing - you own nothing but are in control and can exit through the property or the borrower. if you do take a property back you can sell it outright, seller finance it, rent it or BRRR it.

Educate yourself on the differences between checkbook control and custodial control.   

I'm not stating that it's inherently wrong, but aspects of it have gotten out of control.

Relying on someone who has their 'own team' to run your rental business is a severe lack of internal controls in my opinion.

In my mind, you only have control over how you market the property and how your respond to leads and where you price it.
