what makes you qualified to pitch someone if you don't even have confidence in yourself?

I'm extremely confident that buyers will pay WAY MORE than $40k over similar SFR prices for a property with two units that offsets their mortgage substantially.  

As I develop trust and confidence in them, I invest more, and I've come to have a significant portion of my net worth invested with some operators. 

How confident are you on the ARV.

Their track record and seeing Brian Burke speak on multiple panels at the SF Bay Real Estate Summit in Oakland this summer made us feel confident in investing with them.

The data points they use made me feel like it got my pricing right and I feel much more confident about what my nightly and seasonal rates are now. 

I'm just wondering where this confidence comes that you are right, when last December you had just finished your first year in STR's and made $75k and was asking questions about how Airbnb places a property on the first page of search. and a year later you feel yourself to be an expert that knows more than anyone else? 

I look at foreclosures.comOut of the 3 stages I am definitely not ready for an auctionpreclosure / short sales:- I need to research how to take over a deed / title- need to prepare how to do door knocking (I have a sales background and feel confident in dealing with an emotional conversation about someone’s home) - there IS a window of like 4 weeks that I need to prepare for (have my finances in order) to then bid before it goes to auction?

Age: I think it will but you can minimize it by being knowledgeable, professional, confident, and fair.  

We've averaged around 7% for mortgage rates for the past two years now…I think if we can see a settling somewhere in the 6% range, if not sub 6%, we will see nice consumer confidence not only for home values, but rent values as well.
