I read the covenants, conditions and restrictions and it states that the Common Area is "conduits, pipes, plumbing, wires and other utility installations (except the outlets thereof when located with-use of two (2) or more units which may protrude into the airspace of a unit;" Does the HOA hold any responsibility?

Here is the information from the electrical inspection:Service The service was recently replaced with a new 3-meter pack.There was no sign of permitting, and the old undersized SE cable was not replaced, and there was not proper grounding and bonding.It is not clear if the 3-meter pack is PSEG approved.The ZINSCO sub-fed panel is now considered a safety hazard and needs to be replaced.There is not room for the new conduit to rise up the exterior wall to the point of attachment.The steps and newly laid cement must be torn up and replaced for the service to be replaced.There were several instances of unsafe electrical installations in the basement including a live wire that was laying at the foundation wall.Price Easily $5000, could go to $6500 not including cement and step repair2nd Floor Apt.

FL property.My question is determining best valuation sources of the property based on  the respective tower companies need for filling out holes in their coverage area fora  Macro Site and/or for Small Cell site.Since it was a POP, the structure is Telco grade (SBC Built it 2002) and has vaults and man holes for trenched fiber/easements to surrounding POPs as well as two aerial drops.Its being valued based on local commercial warehouse comparable and no attributes of value for Telco grade & valuable trenched fiber easements w/ conduit in place.if there are resources to determine if there is value as a cell location (macro or small cell; multi home fiber easements) that would be great.

Sure, I can make money in Chicago, but all the wiring's gotta be encased in hard conduit and copper/pvc is code (no romex, no pex), and that will cost you no matter how you slice it.

And we're usually trying to remove all the externally run conduit - not add more.I've found the aesthetic benefits to usually be a bigger driver than the practical ones - renovating an old house that has a big tank in the middle of the kitchen has more possibilities if you install a tankless instead.I don't really know about the impact on sales price.
