I have found that the "value add" opportunities, with rent increases, renovations, zoning conversions, and other work needed, absolutely do take up more of your time compared to a more turnkey property - even with third party management overseeing the process. 

@David Calme I've started talking to Four Peaks but I'm very interested in your list of proven MHP funds/operators so I can compare.

I've painted more walls, ceilings and trim work than I could ever count in my lifetime and *I* suck compared to professional painters, and most of my paint jobs could pass for lower-end professional jobs. 

We haven't bought anything in the past couple of years locally because the value proposition compared to what we already own just isn't there.  

Of course the high crime statistics cannot be ignored in these cites, however I'm planning to buy only in the nicer/low crime neighborhoods which hopefully eliminates most of the crime risk.I was wondering if any of you could provide feedback on comparing these 3 cities.

There's a good chance it may not even appraise for what the seller is asking if the seller really is asking for that much more compared to others just for furniture. 

If you compare it with growth from Stock investment you will be disappointed.

For instance, Berea is a charming college town, but the combination of local taxes and less favorable price-to-rent ratios makes it less appealing for investment compared to other areas in the state.Agree here!
