If you are wondering what pets do to the central AC units, here is something a little more than just speculation.I have a triplex, where each unit has the same exact central AC handlers and condensers and same age.December 2014, I had an air conditioning company cleaned all three evaporator coils - pulled the coils out and acid wash them.Here is a picture of what the coil looked like immediately after the cleaning.I personally change the filter in all three units once a month.Now, only eight months later, units 1 & 2's coils look about the same with just a little more dust.Unit 3's coil look like this.Same size apartment, same central AC units, same age, all cleaned at the same time, had filter changed by me every month at the same time.The only difference is unit 3 has two dogs, one 40 pounds and one 50 pounds.I am not against pets, but thought I would share this.

They incorporate a secondary heat exchanger (much like an Evaporators A-Coil) that has less space between the fins.

(This may be more Florida specific as the A\C will become inefficient when coils are dirty, run more often, possibly decrease the (life cycle) of the A\C, and cause algae or dirt to clog the drain line.The A\C in condo's in Florida is located over the water heater frequently, once water backs up and drips down it will short out and due to liability risks cause you to replace the water heater.)Jeremy, Private message me your email and I will send you some RE contracts with private/personal info omitted.

We paid about $1095 for a 4ton 13seer, but there were extra costs in the new line set ($225) & the new Evap coil ($350).Install labor for us runs around $600 to qualify for the 'contractor installed warranty'.

As I had the same intentions to wholesale.I had a meeting with the President of my brokerage ,Champion Realty, Jon Coile, and They concluded that because of the potential liability of being sued by Sellers not understanding the transaction no matter the disclosures later after the closing, the lack of coverage from their E&O insurance on these transaction, and the lack of money staying within the company as those transactions count as personal transaction, they do no support or allow their agents to perform any assignment type investments.

(House is vacant and I'm in option period) Bank will budge a bit on price, but not enough to cover the whole repair, Its a unit from 2005ish so I'm guessing I'll have to redo the entire system (coils on the inside, lines, etc) with the new non-freon alternative.
