At that time I'll attempt to structure a 10 year term unless I consider a shorter hold period in which I'll negotiate the lowest rate possible to fit a shorter term more closely matching my remaing hold timeline.

If they pass that smell test and fit our other criteria then it's usually a good fit. 

You as a home owner can use the proceeds as you see fit.

The good thing is there are so many lenders available, you just have to vet and research what will be the best fit for you. 

It can be like the clothes nobody wanted at the dollar store, it wasn't going to be great to begin with and what was usable in some way is already gone.

There are a lot more dangerous, and horribly structured investments being offered every day.I can see this investment fitting into an investors portfolio of the investor meets and has contact one on one with the sponsor.
