I'm closing on a 74k sq ft (5 warehouses) Class B Industrial facility this week. 

It’s a blessing (the reason you found real estate in the first place) and a curse (you probably get distracted easily on what asset class to focus on).

I love that these homes are in class A neighborhoods, I have seen this strategy work out for investors before but they were at least cashflow neutral. 

Look into asset classes with stronger cash flow, such as small multifamily properties, short-term rentals, or mobile home parks.

Your property is fairly destruction proof, costs near nothing to maintain, yet you can charge above market rents.If your property is nicer (class B) where the carpet alone might be $6k or more to replace when the tenant spills hair dye everywhere, you won't be as happy as in the situation above.  

Class action lawsuits are already being discussed and there is potential at least portions of the blazes were caused by arson, often excluded from coverages.

If you use it as several down payments and use leverage you could be off to the races with many more Class B or C units that will still cash flow for you.

Unless you're in a Class A Neighborhood like Palmer Woods, Indian Village, Sherwood, etc,. the additional rent probably won't support the cost to build:(More profitable to take the build funds and buy another property.DM us if you'd like to discuss more...
