Yes, you want proper notice to go inside but not show up at the door.To just stop by you are within your rights to do that--there is not any tenant expectation they won't get a visit by the owner (especially if chronically late and playing hide and seek).The tenant profile tells me they may just use your date/time appointment to be gone.... or unavailable.

You have to deal with the excessive moisture issue (poor ventilation, chronic leaking).Outlets not working in the kitchen is also not a big deal as long it's not a sign of major wiring problems (old wiring, rodent damage, fire damage, etc.).A single busted pipe is also not a big issue assuming it's the only busted pipe and not a sign of other possible leaks due to poor winterizing.

I've thought about a duplex, but at this point couldn't do any upkeep myself due to chronic neck pain, I may have been able to move ahead easier without the health issues?
