I'd get in touch with your attny and touch base with them on this situation so that they can guide you as to how to move forward correctly.Personally, and this is my opinion, if they are chronically late on rent eventually something else will come up.

Hey Zachary, I have 12-doors in Detroit and never had to do CERA but have friends that have.I did have one tenant that was chronically late with rent, usually paying mid/late-month.

So glad someone started this forum topic.I read every single comment and I did see one person who is a chronic self-promoter and cringeworthy, for sure.

What worries me is the smaller and mid tier cities whose economies are being ravaged and rents are dropping 20 - 30% and problems are not transient but likely systematic and chronic.
