Not much of a coffee goer myself, but do love some starbucks hot chocolate.

This strategy forces you to get brutally REAL and spend more time on finding good deals instead of imagining how beautiful a new kitchen would look like - that touchy feely stuff is your "chocolate pudding" for later :-)The most important "go to guy or gal" on your team is your property manager (PM).

I sucked up about 6 full shop vac buckets, dumping it manually out at the street storm drain then rushing back for more, battling the rising tide of chocolate milk, floating turds and tampons until the plumber showed up to clear the line.
