It would  complicate the deal and this would be a good chance to get it cheaper yet and a playing chip to use to negotiate better terms .

@Brunno Goncalves I would say I am sorry to hear about your damage and that you hope they are able to find the responsible person for this damage but unfortunately since you were not there you have no way of knowing who may have caused this.If you really feel generous or bad about this damage you could say that "If you can't find the guilty party you would be willing to chip in on the cost of their deductible" That way they claim it on their insurance instead of trying to sue you.

More than likely rent rates are lower because the property needs some sort of repairs in order to bring it up to par with the higher rent rates which gives you a bargaining chip in negotiations

But as long as there isn’t construction dust or chipping paint, there’s very little risk.

This will provide you with a ton of wealth when you are ready to cash in your chips & retire.

Much like "ratholing" in poker where the player takes his chips off the table and ends up only playing with the banks money.
