I’m no Henry Ford, but I see an imminent convergence of regulatory pressure, existing tech, and the GenAI to bring all the existing tech together to make the full-service brokerage offering much cheaper and faster.To carry the automotive analogy further, there will still be horses and still be Lamborghinis, but most residential transactions will be vastly faster, cheaper, and more standardized in 10 years than today.The part you’re missing is that most buyers and sellers desire consultation with an expert and are willing to pay for it, because they see the value.

I've been researching whether or not doing a cost segregation study would be beneficial and while I don't think I could use the bonus depreciation for 2022 taxes a recent Bigger Pockets Money Podcast (#360) https://www.biggerpockets.com/... talked about carrying forward the paper loss for coming years and the benefit of doing one now as there is still 100% bonus depreciation which will decrease in the coming years.
