If you plan to sell it in the near future, I would focus more on the added value overall. 

Sounds like you have a good plan moving forward for your investments and great markets selected for BRRRRs. 

They are billed as "a scientific approach to single-family rentals" and use "institutional grade property management," which usually means they are a tech company in real estate and likely either don't have the existing property management relationships in each area or you chose an area where they don't have enough units through Roofstock for the PM they chose to care.

However, since you put the asset into an LLC, I am going assume you care about asset protection and further this discussion just a bit.My advice to you is to seek out local banks where much of their business is derived from commercial lending.

I have met a few folks recently who are active in that market and I am planning on following up and seeing what their experience has been.

Hey I have been looking at similar loan products though I plan to really dive in when my work slows down in beg of March. 

You have to know the market before you build a plan and I don't think this market supports your intended plan.
