@Justin Hutchins I know the area there, having camped at TH Stone State Park, Cape San Blas (before it became and island).

I'm in the LVP camp as well. 

We did our DD and see props for 1,++ mill, we have 50 lots (Camp Bay Estates) and are building for STR. for about 550- 600k, with 30% down and builder holding the note.

So they are asking Middle to Upper class home owners if they would LITERALLY want someone who is homeless camping in their back yard.So unless the ordinance has changed, or I am way off on my guess of the intent of these ordinances or how they are actually written into law.

Would make a good weekend hunting camp... which is big in Tx as we've got very little public land, if I hit the road it might also be a good mini ranch type homesite, it's within the longview metro area.  

I have been through a few boot camps and master minds and the best I've gone through is through STR Secrets with Michael Sjogren. 

Bigger Pockets has a ton of resources to help people get started with self management, from boot camps to books and everything in between. 

I was very fortunate that my local REIA had a weekend flipping boot camp a month after I started.  2.

If I were out in Lockwood I would think about doing an RV pad and renting it out, a hip camp site or two, or maybe even try to make it a destination like the Twisselmans did in California Valley with their yurts to get started with some passive income. 

As someone completely new to REI should i invest in Ryan Pinedas 8k rookie program or BP boot camp, or any other coaching/ mentoring program.
