The worst part of renting to my Parakeet tenant is that her cars are spotless, her house is spotless, every time I go over my car needs to be washed and all I can think is they must look at it and think "geez, there goes the neighborhood" lolOne of my best tips, I learned from a friend who owns 50 plus rentals- always collect the rent in person.

The fact that our house was built before WW I consistently left me in awe whenever I reminded myself of that fact. 

Do you wash the bedspreads, comforters, etc... or is there a better way?

We also use flood-stop supply hoses for our washing machines.Are there any other products out there?  

We had to wash the walls, then prime and paint them, as well as washing and painting the cabinet faces in the kitchen (building is in a C neighborhood).

With the SRT we restock basic supplies between guests - toilet paper, paper towels, shampoo/body wash, laundry detergent.

It is a variable rate heloc, but with today's mortgage rates which are so high, it might be a wash.

With average appreciation it is a wash.  

Venting a dryer can be a PITA if you want to put it somewhere else, but draining a washing machine is just as tough so...there ya go.Either way, it is a nice option for those squeezing into a small closet somewhere in their cabin.Yale Appliance is one of the largest appliance retailers in Boston.

Splitting the bill and charging it back to tenants can also create disputes between tenants if one likes to wash their car every weekend but the other has to share the costs.
