If you want the furniture, just negotiate that and put it in the contract.Could you lease it from them for those 3 months and operate under their permit till yours is available?

Other types of sellers that are making deals easier to get done are those with assumable debt available, and sellers with the ability to seller finance there properties.

You may have to evict which is generally the course it goes but do something/everything (legally available) to cure this quickly. 

We have only 2 criteria for the order we process applications: 1) nearest move in to the date unit is available to be rented 2) order that the completed applications are received.If we had a unit for rent that would be rent ready Jan 15 and have multiple applications, the application processed first is the one who can move in the fewest days after Jan 15.  

Building relationships with them early is key.For tenant communication and rent collection, tools like Buildium or Avail can make life easier.
