@John R Bongiovanni Aside from those services, I have done a lower security deposit in exchange for a higher rent on a long term tenant and they were fine with that.

For the couple hundred in extra 'cash flow' you get by doubling a payment's term, I'd much rather be done with it sooner.

Rent would probably be a short term nightly basis. 

If one tenant has been in there for that long, there will also be some serious capex and turnover costs.
