We like the approach of helping people to create good notes that we would be interested in buying if they decide to sell. 

The lone ranger approach works for some people, and I'm certainly not saying this is the only way or the "right way" to success, but for me and others in the community, it has been valuable and rewarding.

A few months back, a fellow broker brought me a pocket listing for a newly built and stabilized 32 unit apartment complex. 

I liked his perspective, his approach to investing and his “voice”.

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

I think any seller without much knowledge of being the lender would appreciate the added benefits and hassle free approach using a third party.

Looking for some input on how others would approach this situation.

Based on my experience managing a significant number of rentals, leasing back to a seller can work, but it’s essential to approach it carefully.Lease Start Date:The lease should be signed at closing and start on the same day—Monday in your case.
