Many properties in Macon lack central heat and air which I feel is a "must-have" amenity in GA.

The location and access to amenities make it a super desirable area so you need to keep an eye on inventory and competition.

The idea is by spending big on amenities, you'll outperform other properties. 

It's hard to give an answer without knowing your tenants, how many of them there are, what amenities are in the area, and more.If you had 10+ tiny apartments, a game room or fitness area may be attractive.

There could be a lot of new builds going up in the outskirts of a city, but existing properties in the city closer to amenities may still be desirable.

Hey @Robert Cucino, you should just buy what you want and move ahead.Nothing we say is going to deter you obviously.Just hit up AirBNB and VRBO and see what others are charging, occupancy and amenities, then get it.Good luck with your project!

I think there may be a market for a lower density campground that offers a higher level of privacy per site with amenities (electric/water hookups, RV dump site, bathhouses, etc...) but...

Adding additional amenities is a better use of funds.
