He flew a drone and saw that there was more roof work than I felt comfortable taking on, ontop of some code violations in one of the units and exposed knob and tube wiring in the attic space.  

The heating and cooling seems to cause the vinyl to expand and contract (especially under rugs and piles of laundry where the floor is insulated from room air)   It was especially bad with the adhesive edged LVP we got from HD.   

For recent purchases: less than 3 years, you probably have to grow with them and think about how can you maximize returns: maybe ADUs, or Coin-laundry or e-pay, renting space on the property for storage, air b and b or mid term rentals, splitting the lots, Tic sales etc... or value add to increase appreciation faster!! 

First one was most expensive, needed new air compressor, new stain, and all new furniture, ~$15k (1BR + loft).  

Bookings and all that is simple- AIR,VRBO, we do a direct site we built but you can get by without.

I do have an eviction lawyer, Brian Heckman if you have ever heard of him.I’m doing extensive remodeling, it’s on knob and tube, over 100 years old building and plumbing, so about 2-3 months renovations.

There is a lot to do, lake fishing, trout fishing in the river, kayaking, tubing the river in the summer, hiking, wineries, breweries, petting zoo, go carts; I could keep going...

What will those monthly loses to be if something breaks, like a pool, hot tube or any other hospitality essentials.
