I would definitely put the brakes on and check with other contractors , not someone recommended by your Architect that is for sure. 

Add to that the higher liability if something brakes and no one knows for two weeks like a water leak etc.

Do you know of anyone selling their assignable contract being prosecuted for braking some law?  

HUGE exposure through national media ,, Infomercials, the rise of the TV Reality shows that then spawned the aftermarket business of teaching folks the fast track to rich's ( for a price)3.

Think about it this way.You have no money down, so your cash flow is negative that means that you will be paying your down payment for 5 years and on top of that you could have tenants to pay for some bills or add a laundromat or another service to brake even during those 5 years.

I suggest you put the brakes on until you get specific guidance on this matter. :)

I taught myself how to clean carburetors, rebuild forks, replace stainless steel brake lines, do a valve job, etc. on my motorcycles all off of youtube and a service manual.

After marketing for sellers I have quite a few highly motivated sellers lined up in the Volusia and Orange county part of Central Florida.

The project has an after market repair value of 760k, seller bought the property for 270k and owes 465k on it.

Like @Lindsay Brake, our lease says they're responsible. :)
