It would be smart to do a full lease audit, estoppels issued, and tenant interviews.And if you are buying cash, there is nothing mandatory, since it is your money at risk. but again, physical condition inspections, understanding of tenants (they are a great source of information about issues with the property that the landlord may not know or may not disclose), surveys to understand accurate property lines, etc.

That isn't always an accurate representation.

GPS isn't always 100% accurate and trying to open the door of the wrong house can have seriously bad consequences.

If it is a breach of contract to do such action, no, it's not true or accurate to say a person "can" do that anymore than it is to say a person "can" rob a bank.

It might not be 100% accurate but it'll at least give you some directional data to use. 

As for insurance and all that, most of what you're hearing is media noise and really not accurate/blown out of proportion. 

.), and you've made your House Rules clear, then don't sweat the small stuff.By that, I mean- you'll have guests who have 5-star ratings but can still leave a mess or damage (other owners didn't report accurately or it was complicated) but you have recourse via photo evidence (your cleaners, etc.) to ask for reimbursement (or use something like AirCover, etc.).
