I am concerned though because Walmart recently closed and many other businesses are following them.

That's what I was thinking, It is in an amazing location, right on the bus route, across the street from convenience stores, a newly built Walmart, major shopping centers, parks, schools, and the Cardinals stadium.

(actual around 40k)  There were so many people there I felt like people must feel when they're in line at Walmart on Black Friday!!  

Many Walmarts have a bank in them and it's free to open a savings account there and no fees if you maintain a $200 balance and keep the number of outgoing transfers low; they also have a 24 hour drop box.

For example:My Primary Residence in Las Vegas- SW gated community, near LOTS of shopping (Best Buy/Walmart giant shopping center) 2848 sq ft 4 bed 2.5 bath single story.

The future (are they building a new Walmart?  

They could Western Union it to you, Walmart-to-Walmart, go to your bank, etc.I once had a tenant ask me if I would come to Dundalk to talk with him in person about his late rent.

Most recently, WAL MART just pulled the plug on their plans to build a store on the site of the Fredericktowne Mall.

I have a vision of adding a humidor and offering some of the great micro brews you can not get at Walmart.
