Your addendum will cover all your bases however the fact still remains that the RTA trumps any lease language/attachments in contravention of the act. 

The emotional value she has knowing that we own a rental property free and clear (cash flowing $1000/month) with no debt owed to anyone (aside from county taxes) trumps leveraging that asset to acquire additional properties.Thankfully, the cashflow from that asset and our other properties will enable us to save the 20% down payment on another SFH by the end of the year when the local market cools down a bit.

For better or worse, rates are presently "Trump"ed up.

Investing in marijuana real-estate is likely to be highly profitable, but it is so much riskier than most investments given the federal government's position on it (and the Trump administration's harder line). 

(I've read that mortgage contracts trump divorce decrees and the bank would hold me liable regardless of what the divorce decree says.) 

No wonder Donald Trump doesn't want to divulge his taxes.  

Stocks are shaky and I'm sick of Trump manipulating the market (intentionally or not, probably unintentionally) and the general flip-flopping of politics right now with China/NK, not to mention the other markets (Italy) that are having some troubling signs.
