It enables the one day turn which is typically just small hole patching, touch up paint, clean with assistance from a robot vacuum, rekey quickset smart key locks, shampoo/swiffer floors as needed and small stuff (broken blinds & detector batteries).

Plan to do at least two coats, especially if you are going with a dark color, and you should be set.Worst case scenario if you end up with an extra gallon, save some for touch ups and then throw the rest up on the wall as a 3rd coat.

This is in central Texas, close to Austin TX so it's likely to increase with the big companies moving in.Rental rate: 3.5K/month (Tenants would be middle-to-high income families with school-aged kids)The house is almost 20 yrs old so could use some paint touchups, flooring buffing, toilets, etc. but overall in decent condition.I'm thinking I'll fix these things as a rental so I can deduct it from the rental income and then plan to sell in 3 years to keep the cap gains exclusion as a primary residence.Rental rate doesn't pass the 1% rule of thumb.

@Mitzi Fant I hate white cabinets but reality is they take less prep then wood finishes if you need to repant them or touch up.

I believe it only needs some minor HVAC work under the crawl space (reconnect two ducts and insulate existing ducting) and a few other touch up items that won't cost more that ~3k to fix up total.

To this day, I’ll move a yard of mulch, clean our gutters, mow the lawn etc but I will not color, cut or even touch up the roots of my hair!
