Should be owner financed purchase, my money on the rehab, numbers in line (65%+/- less repairs) with low money costs on a $350k+ house.Back in the day I used to pull a lot off my newspaper ad, I imagine the web would be similar, but these days its pretty rare for the homeowner to have any equity around here, so the better deals are from banks, hedge funds, other investors, etc. so knowing people works better than letters and signs for me.

An old fashioned way I look at rents is also the newspaper.

For the past six months, I've had newspaper print advertising out there, the "I buy houses" type.

I would look for records with that address going back for the local newspaper blotters, which will track for misdemeanor activity if the paper's upto date and online.

My question is this, has anyone tried newspaper ads?

If you notice a property that looks vacant (unkept lawn, newspapers in driveway, yellow or white papers stuck to either windows or doors) jot down the address and look up the property in the county tax records and find out who the owners(s) is.

Newspaper AD’s I don’t personally use this one, I have clients who have had great success with it though.

Also - the newspaper will tell you a lot, or simply drive around and look for "for rent" signs.

I am use to cold calling out of my local newspaper and using online ads to attract my buyers.
