If a DSCR loan, a rental property survey will be done as part of the appraisal process. 

A previous student might chime in here but in the meantime, here is some recent feedback collected via anonymous surveys at the end of each bootcamp:"Tons of insight and important information that make taking actionable steps less daunting.

However on their client experience surveys, I’ve highlighted the confusion around their company name for a long time now. 

They would need to be surveyed and have access roads built before being worthy of purchasing.Which would be time consuming and costly.

The HUD rents are the MEDIAN for the area, and the results of HUD doing yearly rent surveys. 

Surveys are my area of expertise ;)Ultimately, I tend to agree with you that allowing pets, with specific guidelines and screening criteria for good pet owners, will often yield greater occupancy thus allowing you to increase rates.

I recommend a thorough risk management survey, preferably by a third-party professional that is trained to spot problems. 

@Marcus Auerbach, there are plenty of lenders who use a DSCR 1 ratio and base the rents on actual rents or the rents on the appraiser market rent survey.
