Just have to write more offers and buy uglier properties:)Flips are done at even higher price points, but again, have to be very careful to understand the Neighborhood, where it's heading and then the block.We've applied Class A, B, C & D labels to all of Detroit's 183 Neighborhoods - to help investors make wiser choices.

If you are in a B neighborhood or above I think it would be worth it and I actually am very good friends with someone who could give you an excellent price on the countertop.

One person is extrapolating out the depths of the inner city to the entire market as far as long term viability for investment, when the other person is actually considering A/B neighborhood buy and hold.

With someone without experience I would recommend buying a well maintained small multi family home 2-4 units in a solid A-B area.

However, if it's your house, and it's in a good A/B area, and the rental comps have ceiling fans or other amenities that your house do not, your property might not attract the more qualified tenants.

I think the lots would do well and as others have mentioned, maybe putting a used RV on one of the lots (a tow trailer for $10-20k for example) would be a good A/B test to see which would be more profitable.
