I have a question.......Are stairs in a unit usually load baring? 

<after 5% cap-ex, vacancy, maintenance, etc... barely making $50/mo> but in it for the long-term equity not income <at this point>.

I've factored it in the numbers and they work(barely) but would be a lot better if the tenant pays.

Last night, one tenant complained that two tenants were running around the house being loud and wrestling (a girl and a guy who barely know each other) and that caused the dogs in a bedroom from another tenant to bark non stop.

This summer looks strong and even rising interest rates are barely slowing the growth.  

And this is why they might not ask for repairs since the policies are very bare bones to begin with

On a transaction with tight margins (barely debt-covering), this could be the difference between getting it done and not.
