If I’m right, why should real estate commissions be higher than, say, Charles Schwab commissions?

I’ve also been creating what I think is a good foundation for finding and selecting positive cashflow RE Properties but I still need to understand some details to guarantee my calculations are correct and that I’m not missing or forgetting any important details that could make or break a deal.

This is an early 1900’s property, so was expecting issues (which there were many before the foundation issues).

Unlike a kitchen or bathroom renovation your literally building a second house on the property and your dealing with everything from grading, soils, foundation, electrical, plumbing, framing etc.

Does it have material defects such as a roof, foundation, heating system issue etc?

EM deposits of 10 to 30k go to title with instructions to release them to me once Foundation is in  that sort of thing.. but the key here is mutually agreed.

This will set a strong foundation for long-term success and scaleability. 

I got a very good price on the building (about $25k per door), but it was a ton of work as in addition to tenant issues, there was TONS of physical distress (foundation repairs, sewer line and water line repairs, electrical upgrades, new roof, and apartment renovations needed for all units). 

The only way that works is if they have fully connected utilities and it is sitting on some kind of foundation and not on a trailer.Some folks think they are cool, but you really limit yourself on demographics.

You don't seem to have an understanding for the foundation of the strategy.
