Seasoned surgeons shouldn't botch a surgery. 

If you make any money at all outside of real estate, and the depreciation offsets your income as say, a "brain surgeon", then the math is a little different.

I'm trying to get a better idea of what actually sets-off the "impact fee" trigger with any type of residential (multi-unit) related reconstruction / rehab / new build.

Total cost was $3400 which included the initial snaking, camera run, backhoe and then reconstruction..

When I had my tenant's basement flood and half of the house was unusable during the reconstruction, I gave the tenant a 50% discount on the rent.

Even if it took another month I would have been ahead and much further away from requiring a coronary surgeon.
