That said, always remember that all it takes is one serious lawsuit to undo years of hard work without the right legal protections in place. 

I happen to be more conservative and fearful about lawsuits down the road. 

Are there other potential ownship interests, are there potential lawsuits, re there potential municipal/state/Federal pending claims, etc. etc. etc. 

I am considering going through the quiet title process but it seems scary if you lose the lawsuit so not sure if it's just better to sell using the QC deed.

When you talk about liability you can offset that by making sure you have a good Insurance policy and close the loan in an LLC.LLC protects you and your assets from lawsuits and any litigation from any and all accidents/injuries.

Im sure going after the city would really only be effective in a civil class action law suit where there is enough people and $$$ on board.Over a 6-12k fix, and battling the city alone you'll spend more money and time IMO. 

In 2020, the SEC is issuing lawsuit for ponzi scheme., basically investor in fund 5 is paying fund 4 investor and so on.
