Google is “active intent” and unlikely to yield people that you should be targeting:These people are those with big problems that they are either not capable or unwilling to solve that you are skilled at resolving.Go for the obvious: foreclosure, defaulted taxes and tired landlords, IN THAT ORDER.Leave probate and title opportunities for later when you can handle longer timelines between paydays.

One potential word of caution: I asked ChatGPT to compute the IRR of a fund based on certain criteria (which is normally alot of work), and it spit it out instantly with a ton of analysis and which all looked and sounded super impressive.

Not sure how close you are in terms of proximity to the university but my Dad bought property near a university for over 30 years and eventually a developer came in and bought everyone out and added luxury student housing and shopping with a huge payday for all the owners who had bought many years before.

The biggest hurdles, obstacles, and challenges in life that limit your belief and mental structure in no particular order:1)Thinking where you start is where you finish.2)People resting or stopping in the middle, not at the end. 3)Prioritizing instant gratification rather than delayed gratification4)The controversial mark twain  quote or not quote--It ain't what you don't know that gets you in trouble, it's what you know that ain't so.5) The lack of an ability to move on.6) Not appreciating the power of delegation.There's probably 2-3 others I am missing, but over time these have rang so true in any instance I have faced in life.

People flipping homes instantly got crushed and many people doing BRRRRs ended up under water both in equity and monthly payments as rates went up.
