One of the bedrooms on the ground level is currently my office, and I was considering keeping the desk, and buying a monitor & docking station.

That permits you to easily transfer the bills if the unit becomes vacant and monitor that each tenant is actually paying the bills and keeping the property in working order so to speak.  

You need to monitor your borrower and your collateral. 

This way you can always be aware if these are being paid and monitor these bills . 

And for anyone who says we have bad contractors, consider that every builder has a construction manager, who does nothing but keep jobs moving, coordinating between trades and monitoring quality.I am a die-hard real estate investor, so it takes me quite a bit to say this: given the remote burden on your ROI, maybe an S&P500 index fund will deliver you better returns for much less headache?

It is easy to monitor them remotely, which brings up the 2nd issue.

So, it is an extra hurdle and will take longer, but since they are already having a property preservation company monitoring the property it sounds like that is in process. 

You can mitigate risk with exterior cameras and noise monitors.
