Tell people what your doing and help other folks invest while you're making a nice commision check. 

In fact, most of the pro-Tardus posts in this thread are from folks who had very little previous activity on BP.

Have spoken to other folks lending them money in the past (unsecured, but sold as secured) to Rad and Seminar Solutions.

Have done some preliminary research and will do a deep dive, just wanted to see what folks thought of there were any obvious reasons why or why not or any markets similar that I should be considering.

Note, as other folks pointed out and even a case filed recently in FL (Stark vs RAD) …the notes are not hard money or backed by any property.  

I guess when you speak of skip tracing folks you just mean seeing if you find a contact to actually speak.

Ignore the folks telling you to wait 2 years to avoid capital gains.

What often happens is folks move in, find that they can't afford the actual rent and then move out the next year.
