I would also say that many real estate salespersons will not be committed to an investor that just tells them to send properties to them that fit their buy box and then never hear from them again.

While I'm grateful for the appreciation, there comes a purchase price for new acquisitions where the returns diminish rapidly and tougher to find properties that fit my buy box. 

Jay is right, this is generally going to be a fit for the family members who love you the most.

In other words, FB marketplace cast offs won't be the best fit unless you're lucky enough to come by some Pottery Barn or West Elm or brands like that. 

Yea problem is the cost to retro-fit these buildings into something usefully is usually more than starting new.

Honestly, I don't think there's a one size fits all or a right or wrong way to invest in real estate.

Fit buy box of A or B rated school that will appreciate over time.

Credit unions or smaller regional banks might be a better fit.

Landlording is NOT a one size fits all business.
