i guess you could call them, like a newborn, kid college fees something of that nature.I made the mistake of not looking into that before i bought my duplex, because don't forget that with homeownership/landlord comes recurring expenses on that property,and you're life surprise expenses somehow never stop coming lol, so i'd make sure to put money aside for that and not sacrifice it for the sake of profit.

Buy something that will be in demand for years to come and rent to tenants you want to rent to (college, young professionals, families, grandparents).

"I was looking at get my property rented by the room to college students or Veterans" but I don't actively see this happening often.

I lived in and went to college in the Bay Area for 5 years.  

I partnered with an old college roommate and we split the 6% down payment

At the time this method was best for us because we both had recently graduated from college and had over 100k in student loans and car debt. fast forward to now we completely DEBT FREE besides our home and we are looking to purchased our single family/forever home and keep our multi and rent it out. 

I purchased it ($265,000) in 04/2022 for #2 son to live in while he attends college. 

I really didn't start by using any "how to book".My first was during college, I had already done RE deals, but honestly I didn't have a clue compared to where I am today.
