I believe in "defensive driving " - in other words when on the road assume the other driver may not be proficient, may shoot the light, may overtake where they shouldn't, etc.- Not all drivers are bad - in fact most are not, but when you do come across one, you won't be surprised, and hopefully will brake in time.  

Ideally we would like to be as proficient as Bigger Pockets is with their podcast shows. 

You'll have to be proficient in conducting your own due diligence to see which are worth pursuing.

Also, I have practiced Spanish on the side and have gotten quite proficient in it as well.

Likewise, if there is every anything I can help with, please do not hesitate to reach out, especially with things like financial models and communications materials; as you can imagine, my day job has made me fairly proficient at those!

If you personally can't do it, hire someone who is proficient in excel that can make it look professional.

For many years I have encouraged everyone to lean how to do research at the county recorder by using their grantor/grantee system, as a way to become familiar and proficient with chain of title.Over the years I've come to make use of free customer services provided by my title company due to an ongoing business relationship.
