I agree with you to put a clause in for the specific tenants, I wouldn't make it mutual, I would make it at the landlord's discretion, and require a background check submitted for any occupants over 18 years of age.5.

You will want an attorney and try and get it through federal court as district court will take 3+years (if you are near the city expect 5 years then several years to evict)Through federal court you may be able to get it done in 2-3 years.I strongly recommend you offer a nice cash for keys package.

The thing people aren't talking about is that it is up to the buyers sole discretion on what house they want to purchase, who they want to help them accomplish that purchase and if they are willing or able to compensate a buyers agent in the unlikely event the seller is not offering cooperative compensation to the buyers agent.

There have been quite a number of red flags and warnings in this thread and many of your responses tend to be, "but what about this and this is why that is" leading me to believe you have already made up your mind that moving forward is a good idea so I wont try and change your mind but again, warn you that some things in this syndication are outside the norm and the promised rates of return (STR's in the package included) are abnormally high leading me to believe that the investors will have a much higher chance of disappointment than satisfaction.
