There are several variables that are having an effect on this such as market uncertainty, pricing delta of expectations during this transition time between what the seller and buyers think constitute a fair price, and last but not least lending restrictions.

When you invest in RE deals you borrow from the cash value, and still get your own interest on the borrowed amount but you have to pay yourself interest on what you borrowed (not sure what the Dividend/Borrowed delta is).

@Brant Vaught if you lease the property with the option to purchase that's fine... and then your thought is to flip the option and make the delta.. is that what your thinking of doing?

I have three that I use:- BoA AAA card that gives 5% cash back on gas (got that one back in 2005, so may not be available now)- AMEX Delta Skymiles Platinum that gives one free domestic companion ticket each year, 1 mile/dollar for everything and bonuses for travel spending, and 10,000 MQM gift after you charge $25,000/year.

Most of my U.S.A. business in the past has been with operational (active) corporations and not in real estate investing and we have yet to find a cost-effective way to miss the 30% withholding.This has my interest and I need to learn if not being subject to the 30% withholding by the IRS, just means the full amount of tax at the Canadian rate would be collected by the CRA rather than just the delta between the IRS NRA withholding and the effective tax rate in Canada.
